Our associates support the brands with a wide range of services, including Finance, Legal, Sustainability, Commercial, Digital and E-commerce, Technology and more.<br><br>The primary scope of this position is to manage new store, expansion and/or remodel projects from pre-construction (schedules, review of plans & bidding) through construction (implementing of construction activities, budget management and municipal sign offs) and warranty / close-out period (completion of punch list / warranty items and close-out financial documents within the timeline requirements). Project Manager I will manage various types of projects including limited scope to large scope projects, renovations to existing and operating stores, expansions and new store construction.<br><br>***<strong> Applicants can reside in North Carolina, South Carolina or Virginia. The role requires 80% travel on Monday through Thursday with a remote office day on Friday. </strong><br><br>Applicants must be currently authorized to work in the United States on a full-time basis until the end of their appointment<br><br>Essential job functions:<br><ul><li>Manage the bidding and awarding processes related to all GC's (General Contractors), CM's (Construction Managers), individual subcontractors and various suppliers for Food Lion-contracted projects. For developer / landlord-built projects, provide construction oversight and monitor performance against project requirements.</li><li>Manage the compilation of all bid documents, including requests for proposals, bid forms, bid plans, special instructions, schedules, and uploading the RFQ (Request for Quote) package for Food Lion-contracted projects, as applicable. A comprehensive, accurate, timely bid package minimizes the cost of the project and helps to prevent change orders to the project in the future.</li><li>Manage the preparation of contracts, purchase orders, processing, and payment of all requisitions and invoices for Food Lion-contracted work.</li><li>Manage the Construction Change Authorization/Change Order process for Food Lion-contracted work, as applicable, assuring changes are valid and not part of original scope of work. Timely payments also help to lower bid cost in the future, as vendors like to work for owners who pay their bill on time.</li><li>Manage the bid, contract and requisition approval process for Food Lion-contracted projects.</li><li>Manage the redline review process of ARCH/MEP (Architectural/Mechanical Engineering Plans) on assigned projects with respect to accuracy and conformance to prototype standards, building codes, and other generally accepted construction practices.</li><li>Provide value engineering feedback to the Engineering department on assigned projects.</li><li>Develop and implement new cost savings ideas, including value engineering and construction means and methods, that will result in saving time and money.</li><li>Plan new store, expansion, remodel projects, and department rollouts by creating detailed phase plans, construction schedules and critical project milestones, as applicable, and closely monitoring progress against those requirements.</li><li>Coordinate with all internal departments, including Purchasing, Refrigeration, Real Estate, Preconstruction / A&E, Operations and other project stakeholders, regarding schedules, project phasing, project handoffs and changes.</li><li>Oversee construction activities for new store, expansion and remodel projects to ensure completion in a timely manner and in accordance with prototype standards, approved plans and specifications, lease requirements and other project requirements.</li><li>For developer / landlord-built projects, monitor developer and contractor performance against approved plans, agreed schedules, lease requirements, project milestones and turnover requirements, and communicate / escalate issues that may impact project completion or store opening.</li><li>Issue complete period budget report to keep Senior Management up to date on the financial status of the project and any changes that will affect it.</li><li>Review all pending change orders and determine potential impact to the budget so they can be projected properly.</li><li>Update period budget report and compare / align with committed costs.</li><li>Work with all other departments, (Purchasing, Refrigeration, Real Estate etc.) to ensure all potential costs are being committed / projected. Submit projected number for all cost centers for incorporation into the budget report</li><li>Direct weekly project construction and operations meetings for all assigned projects, coordinating with GC's, CM's, developers / landlords, vendors and internal business partners as applicable to the project delivery method.</li><li>Inspect progress to verify that all work is compliant with plans and specifications and meets our standards for quality and appearance, including Food Lion requirements on developer / landlord-built projects.</li><li>Monitor and evaluate on-site activities to determine if they are consistent with construction schedule milestones; identify schedule risks, constraints or delays and drive corrective or recovery actions with the appropriate project partners.</li><li>Prepare and manage as necessary construction schedules, phase plans, two-week look ahead schedules, critical project milestones and critical equipment delivery schedules, as applicable to the project type and delivery method.</li><li>For remodel and expansion projects, minimize disruptions that will interfere with store operations. For new store projects, coordinate construction and turnover activities to support equipment installation, operational readiness and completion per the committed store opening schedule.</li><li>Schedules must be revised and/or updated in a timely manner to accurately indicate job status.</li><li>Work with the Safety department and the contractors' safety reps to ensure safety inspections are completed, workers are trained, and the project runs in as safe a manner as possible, always promoting a safe working environment.</li><li>Work with our safety dept. to review safety expectations at the start of every project.</li><li>During weekly visits and job meetings call out both positive examples of safe practices and areas of concern.</li><li>Write warnings and eventually fines for contractors who do not follow the process.</li><li>After the job is complete, perform a postmortem with our safety dept. and recommend safety awards for vendors who promoted safety as a standard.</li><li>Meet with vendors who were delinquent and determine if they can improve and continue to work for us.</li><li>Implement and manage the project completion process including punch list walk-through inspections, municipal approvals / sign-offs, certificates of occupancy when applicable, project closeout manuals, and the project punch list completion signoff process. This process includes all as-built plans, warranty / closeout requirements, and the completion and payment of all construction requisitions and invoices within four months after store opening or project completion.</li><li>Fill out and submit Fixed Asset documents for the disposition of all equipment removed from the store to insure accurate depreciation accounting.</li><li>Serve as the primary Construction point of contact for assigned projects, communicating project status, risks, decisions and required actions to internal and external stakeholders.</li><li>Proactively identify project risks and constraints, develop mitigation strategies and drive timely resolution of issues that may impact cost, schedule, quality, store operations or opening / reopening dates.</li><li>Manage multiple projects concurrently across a geographic area, prioritizing field presence and project needs based on schedule, risk and critical milestones.</li></ul><br>Qualifications:<br><ul><li>Bachelor's Degree; Preferred in Construction Management or Engineering or equivalent experience.</li><li>5-7 years of experience in the construction industry</li><li>Knowledge of architectural designs/engineering concepts and processes</li><li>Demonstrated ability to lead projects through influence and drive accountability across contractors, developers / landlords, vendors and cross-functional partners.</li><li>Practical construction technology and methods</li><li>Demonstrated ability to develop, manage, and execute complex phased planning and construction schedules.<br></li><li>Strong problem-solving and decision-making skills with the ability to recognize construction risk, evaluate alternatives and drive issues to resolution.</li><li>Ability to manage multiple concurrent construction projects and priorities in a fast-paced, geographically dispersed environment.</li><li>Experience with ground-up/new store construction, retail remodels, expansions and/or developer / landlord-built projects preferred.</li><li>Ability to travel weekly</li><li>Excellent oral, written, and presentation skills with the ability to communicate effectively across all levels of the organization.<br></li><li>Strong analytical, problem-solving, and strategic planning capabilities with a keen attention to detail.<br></li><li>Customer-focused mindset with the ability to build relationships, influence stakeholders, and negotiate effectively.<br></li><li>Self-motivated and results-oriented, demonstrating initiative, sound judgment, and the ability to work independently while managing multiple priorities.<br></li></ul><br>ME/NC/PA/SC Salary Range: $92,640 - $138,960<br><br>Actual compensation offered to a candidate may vary based on their unique qualifications and experience, internal equity, and market conditions.
